"[ABSTRAK
Indonesia merupakan salah satu negara yang pertumbuhan propertinya sangat pesat. Strategi pengembangan properti yang direncanakan kadang berhasil namun sering juga gagal sehingga banyak bangunan yang mengalami tingkat kekosongan yang tinggi. Penelitian ini memfokuskan pada bagaimana suatu tempat yang tidak terpakai
dimanfaatkan kembali secara produktif dengan beralih fungsi baru tanpa merobohkan bangunannya (adaptive reuse) berlaku sebagai pemicu untuk meningkatkan dan memaksimalkan nilai properti bangunan tesebut dan nilai properti pada kawasan sekitar. Dengan fungsi baru akan memperpanjang siklus hidup pada bangunan. Perubahan fungsi pada bangunan tidak terlepas dari berkembangnya kreativitas dan keinginan manusia untuk menghasilkan sesuatu yang baru untuk memberikan manfaat yang lebih besar. Penelitian ini mengambil sampel pada kawasan Istana Kuta Galeria, dimana kawasan ini merupakan ruko-ruko dengan banyak ruangnya yang tidak terpakai. Pendekatan penelitian menggunakan pendekatan kualitatif sehingga
menghasilkan uraian mendalam mengenai perubahan ruko menjadi hotel. Dalam penelitian ini dilakukan analisis pada faktor-faktor seperti politik, hukum, ekonomi, sosial, lingkungan, dan budaya yang berpengaruh di dalam peningkatan nilai properti. Hasil penelitian menunjukkan bahwa strategi adaptive reuse berdampak pada nilai
properti melalui peningkatan secara positif pada aspek ekonomi dan produktivitas pada bangunan tetapi tidak berimbas pada bangunan sekitarnya yang masih berada di dalam satu kawasan.

ABSTRACT
Indonesia is one of the countries where property growth have increased significantly in the last couple of years. Often the strategy for property development will gain success, but it is not unusual that it is become a failure resulting in high vacancy rate on buildings. This research was focusing on how unused place can productively be reused with a new function without tearing down the previous and/or existing buildings (adaptive reuse) and therefore trigger increased and maximized the value of property. With the increasing value of the property, it will prolong the life cycle of a building. The adaptive reuse relies heavily on the growing human's creativity and their eagerness to create something that will benefit for larger community. This research took sample Istana Kuta Galeria, which is a commercialized area with many unused spaces. Qualitative approach is used in this research to explain further about
the change from shops to become a hotel. This research was also analysed factors such as politics, law, economics, social, environment and culture that affecting the value of the property. The result of this research showed that adaptive reuse strategy is impacting the value of property by a positive increase on economy and buildings' productivity; however it does not affecting surrounding buildings on the same

"ABSTRAK
Kegiatan real estate development adalah kegiatan pengembangan sebuah proyek dengan cara membangun bangunan diatas sebidang lahan yang bertujuan untuk meningkatkan nilai dalam rangka mendapatkan keuntungan. Kegiatan real estate development seringkali membawa dampak berupa kerusakan lingkungan seperti menurunnya kapasitas ekologis di lokasi proyek dan sekitarnya, eksploitasi energi, dan emisi polutan yang berlebihan. Untuk mengatasinya, dewasa ini konsep green building telah dilibatkan dalam pengembangan bisnis properti di Indonesia khususnya produk perkantoran. Seperti diketahui konsep green building berdampak pada meningkatnya biaya baik untuk perencanaan, pembangunan maupun perawatan gedung. Walaupun demikian semakin banyak bangunan perkantoran yang mengaplikasikan pendekatan green building, menurut data GBCI tahun 2017 terdapat 17 gedung yang sudah mendapat sertifikasi green building dalam berbagai level. Untuk itu perlu ditelusuri lebih lanjut apakah penerapan konsep green building pada perkantoran di Jakarta berpengaruh terhadap nilai properti secara keseluruhan. Tulisan ini membahas hasil penelitian yang dilakukan mengenai pengaruh konsep green building terhadap nilai properti perkantoran khususnya di Jakarta. Penelitian membandingkan antara perkantoran yang menggunakan pendekatan green building dengan perkantoran konvensional. Pengumpulan data dilakukan dengan observasi dan wawancara dengan pengembang, dan pengelola gedung. Hasil yang didapatkan bahwa konsep pendekatan green building pada perkantoran di Jakarta dapat meningkatkan nilai properti terkait aspek kegunaan, kelangkaan, kebutuhan, dan transferability.

ABSTRACT
A real estate development is defined as an activity that develops a project through building parcels on a land with the goal of increasing its property value in order to gain profit. A real estate development often produces negative impacts towards the environment such as the reduction of the ecological capacity in the site and its surroundings, energy exploitation, and excessive pollutant emission. To overcome these issues, the green building concept or approach has been adapted by several real estate businesses in Indonesia especially in the office sector. As what has been known, the green building approach results in the increase of price in the planning, construction and the building rsquo s maintenance. But despite this issue, more and more office buildings are adapting the green building concept. According to the data provided by GBCI in 2017, there are 17 buildings listed as a certified green building office in various levels. Thus, it is important to further analyze about whether or not the green building approach for the office sector in Jakarta has impacted the property value. This paper will discuss about the research results regarding the effect of the green building approach towards the property value of office buildings especially in Jakarta. The research will be executed by comparing office buildings that have already adapted the green building concept with the ones that have not, or in other words, the conventional office buildings. Data gathering is done through observation and interviews with developers, building managers. The preliminary results show that by adapting the green building concept for office buildings in Jakarta, the property value regarding the utility, scarcity, effective demands, and transferability aspect can increase."

"ABSTRAK
Pengembang proyek perumahan mendapatkan keuntungan dengan menjual unit-unit rumah yang terdapat dalam lingkungan perumahan tersebut. Selain rumah, pengembang juga membangun fasilitas-fasilitas pendukung di lingkungannya. Sudah menjadi kewajiban pengembang untuk menambahkan fasilitas ke dalam lingkungan perumahan mereka. Tetapi sebagian pengembang membangun fasilitas, seperti taman lingkungan, dengan hasil yang berkualitas. Sebagian pengembang tersebut tidak hanya melihat kehadiran fasilitas sebagai kewajiban, tetapi juga menggunakan fasilitas tersebut sebagai nilai jual untuk meningkatkan daya jual dari perumahan mereka. Taman lingkungan adalah salah satu fasilitas lingkungan perumahan yang bisa menjadi daya tarik untuk membuat masyarakat mau membeli rumah dari pengembang. Taman lingkungan memiliki manfaat yang baik tidak hanya untuk calon pembeli, tetapi juga untuk pengembang yang membangunnya. Karakteristik ini membuat taman lingkungan menjadi fasilitas yang layak dalam sebuah lingkungan perumahan.

ABSTRACT
Residential developer make their profit from selling houses on their residential property. Residential developer do not only build houses, but also build amenities to support the neighborhood. It is their obligation to include such amenities into their residential development. But some developers make such a good amenities, like a neighborhood park. They rather see the amenities as a potential tool for marketing their properties instead of a duty to be followed. Neighborhood park is one of the amenities which can attract a lot of customers to buy house from the developer. Neighborhood park has some benefits and positive impacts to both the customers and the developers. These characteristics make it worth for neighborhood park to be built as an amenities in a residential environment."
