"ABSTRAK
Sebagai bagian dari inisiasi rancangan pemugaran dengan nilai romantisisme dari kawasan Kota Tua Jakarta yang sarat akan nilai budaya dan sejarah yang panjang. Rancangan revitalisasi bangunan Dasaad Musin merupakan salah satu hal yang dianggap menjadi katalisator progresif dan disaat bersamaan menampakkan kembali bagian sejarah yang penting dari kawasan Kota Tua Jakarta untuk kepentingan pariwisata dan pendidikan bagi masyarakat umum.Dasaad Musin Patron Glass merupakan suatu inisiasi konservarsi untuk bangunan cagar budaya Dasaad Musin Building yang sempat mengalami kerusakan total dan sebagian. Dasaad Musin Concern Patron Glass, merupakan konsepsi yang diinisiasi untuk mengingat sejarah Kota Tua Jakarta yang memiliki muka utama dan titik kumpul sentral yaitu Plasa Fatahillah, dan bangunan Dasaad Musin sebagai pintu muka dari plasa tersebut memerlukan penegasan arsitektural disaat bersamaan bangunan ini memerlukan perhatian lebih dengan mengkonservasi bangunan tersebut dan melakukan revitalisasi terhadap keseluruhan fungsi eksternal bangunan sebagai elemen perkotaan dan fungsi bangunan itu sendiri sebagai salah satu wadah pariwisata yang dapat dinikmati masyarakat luas.

ABSTRACT
As part of the initiation of design restoration with romanticism value from the Jakarta Old City which is much of cultural values ​​and long away history. The Revitalization of Dasaad Musin is one that is considered to be a progressive catalyst and at the same time rediscovering an important historical part of the Jakarta Old City area for general public tourism and education sector benefit.Dasaad Musin Patron Glass is conservation initiation for the Dasaad Musin Building cultural preservation which had suffered total and partial damage. Dasaad Musin Concern Patron Glass, is a conception that was initiated to remember the history of the Old City of Jakarta which has a main face ahead and a centralized gathering point, the Fatahillah Square. And the Dasaad Musin building as the front gateway of the Fatahillah Square requires architectural confirmation while at the same time this building requires more attention by conserving the building and revitalize the overall external function of the building as an urban element and the function of the building itself as a tourism forum that can be enjoyed by the wider society.

"Pada penelitian ini, peneliti melihat pengaruh komunitas terhadap pelestarian cagar budaya di kawasan Kota Tua Jakarta. Dimana pengaruh dari komunitas dilihat dari persepsi yang dimiliki serta efeknya terhadap dukungan terhadap pelestarian. Penelitian ini menggunakan metode kuantitatif dengan responden sebanyak 102 orang yang berasal dari 17 komunitas utama yang memanfaatkan Kawasan Kota Tua Jakarta terutama untuk kepentingan ekonomi. Metode analisa data yang digunakan pada penelitian ini adalah partial least square-structural equation model (PLS-SEM). Dengan mengaplikasikan teori SET (Social Exchange Theory), maka penelitian ini menggunakan faktor komunitas sebagai variabel, seperti community attachment, cultural attitude, community involvement, community gain, community members gain, dan status consistency. Dari hasil penelitian dapat diketahui bahwa positive perception komunitas sangat tinggi. Beberapa variabel yang sangat berpengaruh terhadap persepsi ini antara lain community involvement, community gain, dan status consistency. Hasil penelitian ini juga memperlihatkan bahwa persepsi positif maupun negatif tidak terlalu berpengaruh terhadap dukungan komunitas terhadap pelestarian cagar budaya karena nilai dukungan yang didapatkan sangat signifikan atau kuat.

This research applies quantitative method with 102 respondents who come from 17 communities that utilize Jakarta Old Town Area especially for economic interest Data analysis method used in this research is partial least square-structural equation model (PLS-SEM). By applying SET (Social Exchange Theory) theory, this study uses community factors as variables, such as community attachment, cultural attitudes, community involvement, community gain, community membership gain, and consistency status. From the research results can be seen that the positive perception community is very high. Some of the most influential variables on this perception are community involvement, community gain, and consistency status. The results of this study also showed that positive and negative perceptions did not significantly affect the community's support for the preservation of cultural heritage because the value of support obtained was significant."

"Dark tourism merupakan wisata dengan berkunjung ke tempat terjadinya kekejaman dan pembunuhan yang berhasil menarik minat wisatawan. Hal ini dikarenakan oleh keunikannya yang tidak didapatkan oleh wisatawan jika berkunjung ke jenis wisata lain. Oleh karena itu, wisata ini berpotensi untuk dikembangkan lebih lanjut, terlebih lagi Indonesia memiliki banyak daya tarik wisata dark tourism, salah satunya yaitu Kawasan Kota Tua Jakarta, seperti Pelabuhan Sunda Kelapa, Museum Sejarah Jakarta, dan Toko Merah. Adapun tujuan penelitian ini yaitu mengetahui tingkat kekelaman dark tourism sebagai daya tarik utama, potensi wisata, serta upaya pengembangan wisata di Kawasan Kota Tua Jakarta. Pendekatan yang digunakan yaitu pendekatan kualitatif dengan menggunakan metode skoring pada penilaian tingkat kekelaman dan potensi wisata. Sementara itu, pengumpulan data diperoleh melalui wawancara, observasi lapangan, dan studi pustaka. Selanjutnya data dianalisis menggunakan analisis deskriptif keruangan dan analisis spasial komparatif. Berdasarkan hasil penilaian spektrum dark tourism, diketahui bahwa Pelabuhan Sunda Kelapa tergolong ke dalam tingkatan light-dark, sedangkan Museum Sejarah Jakarta dan Toko Merah tergolong ke dalam tingkatan dark. Sementara itu, berdasarkan penilaian potensi wisata, Toko Merah tergolong ke dalam potensi sedang, sedangkan Museum Sejarah Jakarta dan Pelabuhan Sunda Kelapa memiliki potensi yang tinggi.

Dark Tourism is a tour by visiting places of atrocities to murders that have succeeded in attracting tourism, because of its uniqueness that tourists will not get when visiting other types of tourism. Therefore, dark tourism has the potential to be developed further, especially Indonesia has a lot of dark tourism attractions, in the Kota Tua Jakarta, such as Pelabuhan Sunda Kelapa, Museum Sejarah Jakarta, and Toko Merah. The purpose of this study is to determine the dark level of dark tourism as the main attraction, tourism potential, and tourism development efforts. The approach used in this study is a qualitative using the scoring method in assessing the dark level of dark tourism and assessing tourism potential. Meanwhile, data collection was obtained through interviews, field observations, and literature studies. Furthermore, the data analysis in this study is descriptive analysis with a spatial approach, and comparative spatial analysis. Based on the results of the dark tourism spectrum assessment, it is known that Pelabuhan Sunda Kelapa belongs to the light-dark level, while the Museum Sejarah Jakarta and Toko Merah belong to the dark level. Meanwhile, based on the assessment of tourism potential, Toko Merah dan is classified as a medium potential to be developed, while the Museum Sejarah Jakarta and Pelabuhan Sunda Kelapa have high potential value."

"[ABSTRAK
Kajian ini melakukan analisis kapabalitas dinamik terhadap pengelolaan daya saing pariwisata di Kota Tua Jakarta. Kota Tua Jakarta sebagai tempat wisata berkompetis dengan tempat wisata lainnya, baik di internal wilayah ataupun dengan dunia internasional. Untuk dapat sukses melalui kompetisi dibutuhan strategi pengelolaan daya saing (Teece, Pisano, dan Shuen, 1997). Salah satu strategi untuk itu dengan meningkatkan kapabilitas dinamik pengelolaan Kota Tua. Kapabilitas dinamik adalah kemampuan untuk mengelola sumber daya untuk memenuhi tantangan lingkungan yang dinamis sehingga mampu memiliki daya saing (Teece dan Augier, 2007). Kajian ini memberikan contoh bagaimana organisasi publik harus beradaptasi dalam linkungan yang dinamik dalam upaya mampu bertahan hidup dengan mengintegrasi, memodifikasi, dan menata ulang sumber daya yang dimiliki. Hasil analisis memperlihatkan ada tiga faktor yang dibutuhkan untuk meningkatkan kapabilitas dinamik Kota Tua Jakarta yaitu orang yang mampu, proses yang tangkas, dan relasi antar kelompok. Faktor pendorong ini berinteraksi dengan elemen kapabilitas dinamik yaitu berpikir ulang, berpikir kedepan, dan berpikir modifikasi untuk menciptakan kebijakan adapatif dalam memenuhi indek daya saing pariwisata. Kajian ini memakai metode riset tindakan berbasis sistem lunak. Adapun model riset tindakan ini menggunakan pendekatan dual imperative yang bertujuan untuk menyelesaikan masalah faktual dan mencari kebaruan dari teori yang ada.;

This paper explores dynamic capability for tourism competitiveness in old town Jakarta. Dynamic capability is the ability to integrate, build, and reconfigure internal and external competencies to address rapidly changing environments (Teece, Pisano, & Shuen, 1997). This paper provide ilustration how public organization used dynamic capability to keep organization fit to the competitive and dynamic situation. In this paper how the public organization continously anticipating and adjusting are using three driven factor (Rothaermel & Hess, 2004; Neo & Chen, 2007) at able people, agile process, and intergroup relationships and three key element (Neo & Chen, 2007) at thinking ahead, thinking again, and thinking across that used to achieve adaptive policies for tourism competitive advantage. Action research is conducted in the field of old town Jakarta governance including DKI Jakarta goverment, tourism department of Jakarta, Museum in Old Town Jakarta and comunities in Old Town Jakarta. These research is using SSM-Based AR to explores the messy situation in Old Town Jakarta. Soft Systems Methodology is used to tackling social complexity in old town Jakarta. "[Penelitian ini membahas mengenai evaluasi implementasi kebijakan revitalisasi kawasan Kota Tua di Jakarta. Jakarta sebagai ibukota negara memiliki suatu kawasan Kota Tua seluas ± 334 ha yang dulunya merupakan pusat kegiatan ekonomi dan pemerintahan pada tiga masa kekuasaan, dimulai dari masa pemerintahan Pangeran Jayakarta, masa penjajahan Portugis, dan masa penjajahan Belanda. Tingginya nilai
budaya dan sejarah di kawasan tersebut merupakan potensi pariwisata yang baik, oleh karena itu pemerintah DKI Jakarta membuat kebijakan revitalisasi Kota Tua Jakarta yang dimulai sejak masa pemerintahan Gubernur Ali Sadikin pada tahun 1970. Namun proses revitalisasi kawasan tersebut dianggap masih belum memenuhi harapan. Pada tahun 2014 revitalisasi dicanangkan kembali dengan diterbitkannya Peraturan Gubernur no. 36 tahun 2014 tentang Rencana Induk Kota Tua Jakarta dan
diselenggarakan kerjasama pemerintah-swasta melalui konsorsium JOTRC (Jakarta Old Town Revitalization Corp.). Tujuan dilaksanakannya penelitian ini adalah untuk menganalisis faktor-faktor yang mempengaruhi implementasi kebijakan revitalisasi kawasan Kota Tua Jakarta, dan menganalisis evaluasi implementasi kebijakan revitalisasi kawasan tersebut. Metode yang digunakan dalam penelitian ini adalah metode kualitatif dengan pendekatan post-positivis. Penelitian ini menghasilkan temuan yaitu implementasi kebijakan revitalisasi Kota Tua Jakarta masih belum efektif. Faktor-faktor yang mempengaruhi belum efektifnya kebijakan revitalisasi Kota Tua Jakarta antara lain karena status kepemilikan bangunan-bangunan yang beragam antara pribadi, swasta/BUMN, dan Pemprov DKI Jakarta. Sedikitnya bangunan yang dimiliki Pemprov DKI Jakarta membuat proses revitalisasi terhambat, ditambah lagi belum adanya leading sector dan minimnya SDM maupun anggaran dari Unit Pengelola Kawasan (UPK) Kota Tua Jakarta sebagai pengelola kawasan
tersebut. Namun dilakukannya kerjasama pemerintah-swasta dengan keberadaan konsorsium JOTRC merupakan upaya yang baik dalam melakukan percepatan pembangunan di kawasan Kota Tua. Beberapa saran yang diajukan dalam penelitian antara lain implementasi badan otorita yang mengelola kawasan Kota Tua Jakarta secepatnya sebagaimana diamanatkan dalam Pergub DKI Jakarta no. 36 tahun 2014, pelibatan ahli cagar budaya dalam setiap pemugaran di kawasan Kota Tua sehingga tidak merusak atau menghilangkan nilai historis bangunan tersebut, serta pelibatan masyarakat lokal dalam pembangunan kawasan Kota Tua.

This research discusses the evaluation of policy implementation of the revitalization of the Old Town area in Jakarta. Jakarta as the capital of the country has an Old Town area of ± 334 ha which was once the center of economic activity and government for three reigns, starting from the reign of Prince Jayakarta, the Portuguese colonial period, and the Dutch colonial period. The high value of the culture and history of the region is a potential for tourism, therefore, the local government make the revitalization of Jakarta old town area, which began during the reign of Governor Ali Sadikin in 1970. However, the process of revitalization of the area still has not met expectations. In 2014 revitalization proclaimed back with the issuance of the Peraturan Gubernur no. 36 tahun 2014 tentang Rencana Induk Kota Tua and held public-private partnership through a consortium called JOTRC (Jakarta Old Town Revitalization Corp.). The objective of this research is to analyze the factors that influence policy implementation of revitalization of the old city area, and analyzing the evaluation of policy implementation of revitalization of the region. The method used in this research is qualitative method with post-positivist approach. Results of this of this research is that the implementation of the Jakarta Old Town revitalization policies is still ineffective. Factors that influence the implementation of the policy is because of the ownership status of the buildings which vary between personal, private/state-owned enterprise, and local government plus the absence of leading sector and the lack of human resources and the budget of the Unit Pengelola Kawasan (UPK) Kota Tua as the area manager. But the establishment of JOTRC as a form of publicprivate partnership for revitalization of Jakarta old town is a good effort to accelerate the development in that area. Some suggestions from this research are immediate implementation of autonomous body that manages the old city area as mandated in Pergub no. 36 tahun 2014, the involvement of cultural heritage experts in development of the Old City area so as not to damage the historical value of the building, and empowerment of local communities. "ABSTRAK
Ketatnya persaingan dalam pasar pariwisata menuntut pengelola untuk memiliki keuntungan kompetitifnya . Pada heritage tourism, memahami dan menjaga atribut authenthicity merupakan hal yang penting. Karena hal ini berhubungan dengan motivasi dan engagement pada destinasi wisata. Tujuan dari penelitian ini adalah untuk mengetahui pengaruh motivasi, persepsi authenticity ,dan engagement, terhadap konsekuensi perilaku dimasa depan yaitu loyalitas. Untuk memprediksi loyalitas digunakan authenticity dan engagement sebagai variabel prediksi. Penelitian ini menggunakan metode Partial Least Square, dengan menggunakan model variabel formatif dan reflektif. Variable yang digunakan dalam penelitian ini adalah cultural motivation, serious leisure, self-connection, object-based authenticity, existential authenticity, engagement, dan loyalty.Hasil dari penelitian ini menunjukan bahwa adanya pengaruh signifikan motivasi yaitu cultural motivation dan self-connection terhadap sense of authenticity. Temuan lain adalah, terdapt pengaruh signifikan sense of authenticity terhadap loyalitas. Namun tidak ada pengaruh signifikan antara engagement dan loyalitas.

ABSTRACT
Intense competition in the tourism market requires managers to have a competitive advantage. On heritage tourism, understand and maintain authenthicity attributes are important, because it is related to motivation and engagement in tourist destinations. The purpose of this study was to determine the effect of motivation, perception of authenticity and engagement, towards the consequences of future behavior which is loyalty. In this study to predict loyalty used authenticity and engagement as predictive variables. This study uses Partial Least Square method, using the model variables formative and reflektif. Variable used in this study are cultural motivation, leisure serious, self-connection, object-based authenticity, existential authenticity, engagement, and loyalty. Result from this study showed that there are significant effect both from cultural motivation and self-connection to the sense of authenticity. Another finding is, there is significant effects sense of authenticity to loyalty. But there is no significant effect between engagement and loyalty

"Penelitian ini merupakan bagian dari penelitian multi-tahun, yang dilakukan selama dua tahun. Penelitian ini bertujuan untuk menyusun opsi peningkatan kualitas lingkungan binaan kawasan bersejarah Jakarta melalui penerapan prinsip TOD yaitu pemadatan, pencampuran, perapatan. Dengan menganalisis opsi penerapan prinsip-prinsiptersebut, telah dicobadiusulkan solusi terbaik untuk isu dan masalah di dalam wilayah historis Kota Tua Jakarta. Signifikansi dari penelitian ini adalah kawasan bersejarah di Indonesia, khususnya Jakarta Kota Tua, yang selama ini dianggap sebagai kawasan bersejarah di dalam sebuah kota metropolitan. Sejak saat konsepTOD telah dikenal sebagai solusi sempurna di beberapa negara, terutama di dalam kota metropolitan yang memiliki populasi relatif besar. Penelitian ini telah dilakukanmenggunakanmetode kualitatif dengan studi kasus sebagai cara berpikir untuk mendapatkan deskripsi dan fakta yang jelas. Kota Tua Jakarta dipilih sebagai studi kasus karena daerah ini merupakan salah satu kawasanbersejarah yang signifikan di Jakarta. Hasil penelitian ini akan mendukungpenelitian lainnya yang berkaitan dengankonsep penataan tentang Kawasan Bersejarah dan konsep Transit-Oriented Development"

"Tesis ini membahas persepsi pemilik dan pengelola bangunan di Kawasan Taman Fatahillah terhadap program revitalisasi Kota Tua Jakarta yang dijalankan oleh Pemerintah Provinsi DKI Jakarta. Penelitian menggunakan metode penelitian kualitatif. Data diperoleh dari studi pustaka, observasi dan wawancara. Hasil penelitian menunjukkan bahwa dalam pandangan para pemilik dan pengelola bangunan, aspek negatif revitalisasi masih lebih besar dibandingkan aspek positifnya. Oleh karena itu harus dilakukan pembenahan pada tiga bidang, yaitu manajemen pemerintahan, perencanaan revitalisasi dan pendidikan masyarakat.

The focus of the study is the perception of building owners’ and building users’ of the Taman Fatahillah area on the Old City of Jakarta revitalization program initiated by the provincial government of Jakarta. This study use qualitative method. The data were collected by means of deep interview, observation and library research. This study concludes that based on the building owners’ and building users perspectives, the negative aspect of the revitalization is still greater than the positive aspects. To resolve that, three domains needs to be addressed: government management, revitalization planning and public education."

"Pelestarian dan pemugaran bangunan maupun kawasan bersejarah telah banyak dibahas dalam berbagai kesempatan oleh berbagai pihak pula. Hal itu dimaksudkan agar kita sadar dan ikut berperan serta dalam mewariskan peninggalan-peninggalan sejarah kepada anak cucu kita. Namun, pada umumnya, usaha yang dilakukan adalah dengan memugar kembali struktur fisik bangunan. Padahal, sistem pencahayaan merupakan elemen kota yang patut diperhitungkan. Dengan sistem pencahayaan buatan yang baik, nilai estetika dan tentu saja nilai ekonomi bangunan maupun kawasan bersejarah dapat ditingkatkan, dengan tetap memperhatikan nilai kesejarahannya. Dengan demikian, keindahan kawasan bersejarah dapat dinikmati pada siang hari dan lebih indah lagi pada malam hari. Selain itu, kesan negatif dari kawasan bersejarah pun dapat dihilangkan atau setidaknya diminimalisir. Pemugaran dan sistem pencahayaan buatan yang baik sungguh merupakan perpaduan untuk menciptakan nilai jual kawasan bersejarah. Peningkatan nilai jual kawasan berdampak pada peningkatan aspek-aspek lainnya, seperti ekonomi, pariwisata, budaya, sosial, dan sebagainya. Dan tentunya, hal ini tidak berdampak pada kawasan tersebut dan sekitarnya saja, tetapi lebih luas lagi hingga ke tingkat provinsi, atau bahkan menjadi kebanggaan negeri ini. Apa saja peran yang dapat dikontribusikan oleh pencahayaan buatan terhadap kawasan bersejarah - Bagaimanakah aplikasinya sehingga system pencahayaan yang baik dapat diwujudkan - Berapa besarkah peran pencahayaan buatan terhadap kawasan bersejarah, terutama di kawasan Kota Tua Jakarta - Dalam kesempatan ini, penulis berusaha mengungkap peranan pencahayaan buatan pada kawasan bersejarah berdasar pengetahuan penulis.

Many studies of revitalization and conservation of historical buildings and sites have been published to realize us and sieve us to take part in it. But, mostly, the action of revitalization and conservation is repairing the building structure physically. Whereas, lighting system is one of the city element which also should be considered. A good artificial lighting system can increase the aesthetic and economy value of historical buildings and sites, together the history value. Thus, the beauty of historical sites can be enjoyed at day and more beauty at night. Besides that, the negative opinion of the historical sites can be minimized. Conservation and good artificial lighting systems are right integration to create a more valuable historical site that can affect to the increasing of other aspects, such as economy, tourism, culture, social, etc. And of course, the impacts are not only to the sites but also to the province and country. What are the contributions of the artificial lighting systems to historical sites' And how is the application so that the good artificial lighting systems can be achieved' This study focuses on the role of artificial lighting systems on historical sites."
