"Para pengembang sekarang ini sedang maraknya terjun dalam bisnis hotel khususnya yaitu bisnis budget hotel. Tujuan penelitian ini adalah mengetahui pertimbangan pengembang memilih budget hotel sebagai objek bisnis propertinya yang dikembangkan dalam jumlah besar sekarang ini. Penelitian ini menggunakan metode kuantitatif dan kualitatif dalam mendeskripsikan karakteristik budget hotel di Indonesia dengan membandingkan budget hotel dan full-serviced hotel dari sisi arsitektural dan kelayakan proyek. Dari hasil perbandingan tersebut diperoleh, kesimpulan mengenai pengembang memilih untuk mengembangkan budget hotel dibandingkan full-serviced hotel sekarang ini dilihat dari sisi bisnis properti pada budget hotel yang menguntungkan karena kondisi supply-demand yang tinggi dari masyarakat dan arsitektural budget hotel yang lebih fleksibel sehingga dapat dimanfaatkan atau berubah fungsi menjadi properti lain. Hasil penelitian ini menunjukan bahwa arsitektural budget hotel memiliki fleksibilitas yang lebih tinggi dibandingkan full-serviced hotel yang cenderung bangunannya sudah berbentuk off-solid dan tidak memiliki kemampuan untuk diubah menjadi unit properti lain, sehingga budget hotel memiliki persamaan dalam suatu produk properti yaitu adanya unit-unit dalam bangunan hotel dapat diubah fungsinya menjadi unit lain untuk menjamin keberlangsungan masa hidup properti.

The developers are currently developing in hotel business especially in a budget hotel. The purpose of this study was to determine the consideration of developers chose budget hotels as a object business properties which are developed in large numbers today. This study used quantitative and qualitative methods for describing the characteristics of a budget hotel in Indonesia by comparing budget hotel and full-serviced hotel from the architectural view and feasibility of the project.

From the results of this comparison obtained the conclusion regarding the developers chose to develop a budget hotel than a full-serviced hotel today in terms of business property, a budget hotel is favorable because supply-demand conditions of the community and architectural budget hotel is more flexible so it can utilized or changed into another property function.

These results indicate that the architectural budget hotel has a higher flexibility than fullserviced hotels that tends to be off-shaped buildings and does not have ability to be transformed into other property unit, so that budget hotels have similarities in property development is units in the hotel building can be converted into other units to ensure the sustainability of property lifetime."
