"ASBTRAK
Maraknya isu global warming menarik perhatian kalangan umum. Meningkatnya CO2 penyebab gas rumah kaca menjadi pemicu efisiensi energi pada green building. Penelitian ini meninjau proyek bangunan green tersertifikasi oleh Green Building Council Indonesia (GBCI) berlandaskan greenship v.1.0 dengan target rating GOLD. Hipotesa konstruksi green bulding akan menambah biaya jika dibandingkan dengan conventional. Metode yang digunakan adalah survey dan studi kasus proyek Jasa Marga oleh PT.PP Persero (Tbk) terhadap penerapan aspek Energy Efficiency and Conservation. Pada aspek ini faktor dominan perubahan biaya konstruksi terdapat pada measurement energy dengan desain penurunan nilai OTTV. Total perubahan kenaikan biaya berdasarkan studi kasus adalah 3.24%.

ABSTRACT
The rise of the global warming issue attracted the attention of the public. Increased CO2 causes a greenhouse gas trigger energy efficiency in green building. The research was reviewing a green building project to be certified by the Green Building Council of Indonesia (GBCI) which is summarized in version 1.0 with targeted GOLD rating.its hipotized that gren construction needs additional cost than conventional. The method used in this study is survey and case studies on projects Jasa Marga by PT.PP Corporation (Corporation) on the implementation aspects of the Energy Efficiency and Conservation. This dominant factor changed the construction costs is the energy measurement with decrease the value of OTTV.By the case study cost, its changes about 3.24%."

"Dunia gencar membangun bangunan hijau termasuk Indonesia. Konsep green bukan sekedar penggunaan material dan penghematan energi, namun mengenai kualitas udara dalam ruangan (indoor air health and comfort/IHC). Aspek ini berkolerasi dengan kesehatan dan kenyamanan dari penghuni gedung. Pemenuhan konsep hijau akan mempengaruhi biaya konstruksi.
Skripsi ini bertujuan mengidentifikasi aspek apa yang mempengaruhi biaya konstruksi dan besar pengaruhnya terhadap biaya konstruksi dengan melakukan survey dan studi kasus di proyek kantor pusat Jasa Marga. Penelitian ini mendapatkan faktor yang paling dominan adalah instalasi sensor gas karbon dioksida dan penambahan biaya untuk memenuhi aspek IHC secara keseluruhan adalah sebesar 0,01%.

More nations including Indonesia tend to develop the green building. The green concept is not only using of materials and energy comsumption saving, but also concerning to indoor air health and comfort (IHC). This aspect has correlation to the health and the comfort of the building occupants. The Application of green building concept will have significant effect on construction cost.
This thesis is aimed to identify the aspect which influences on construction cost and how much it affects the construction cost with survey method and case study on Jasa Marga Main Office project. This research found that the most dominant factor of this aspect is carbon dioxide gas cencor installation and the additional costs to fulfill the whole aspects of IHC is 0.01 percents.

"Mulai maraknya tindakan-tindakan untuk merespon pemanasan global membuat muncul banyaknya ide dan strategi yang digunakan untuk membuat tindakan yang lebih ramah lingkungan dan memiliki manfaat yang dapat berkelanjutan atau sustainable, termasuk di dalamnya arsitektur. Adaptive reuse merupakan penggunaan kembali bangunan lama dengan mengubah fungsi bangunan sesuai dengan kebutuhan manusia di masa yang berbeda. Adaptive reuse memungkinkan bangunan dapat memenuhi kebutuhan penghuninya yang berbeda generasi, sehingga kebermanfaatan bangunan dapat dinikmati tidak hanya oleh satu generasi. Oleh karena itu, adaptive reuse dapat dikatakan sebagai salah satu cara yang dapat digunakan untuk membuat arsitektur sustainable. Pada skripsi ini, akan dibahas mengenai sustainabilitas yang terdapat pada bangunan adaptive reuse melalui penjabaran mengenai bangunan adaptive reuse, sustainabilitas dalam arsitektur, prinsip sustainabilitas pada bangunan adaptive reuse serta strategi sustainabilitas yang ada pada bangunan adaptive reuse.

The advent of actions to respond the global warming becomes a reason of many ideas and strategies appearing. that are used to make the action more environmentally friendly and has benefit that can be sustained or sustainable, including architecture. Adaptive reuse is the reuse of old buildings by changing the building functions in accordance with human needs at different times. Adaptive reuse allows building occupants can meet needs of different generations, so the usefulness of the building can be enjoyed not only by one generation. Therefore, adaptive reuse can be considered as one of the ways that can be used to create sustainable architecture. In this paper, we will discuss sustainability contained in the building of adaptive reuse through the elaboration of adaptive reuse building, sustainability in architecture, sustainability principles in adaptive reuse buildings and sustainability strategies that exist in adaptive reuse building."

Fenomena global warming membuat keseimbangan neraca air terganggu dan konsep pembangunan seperti green building merupakan salah satu usaha untuk menjaga kelestarian air. Oleh sebab itu, penulis memilih pengaruh aspek water conservation (WAC) terkait biaya konstruksi green building dengan harapan dapat memberikan informasi mengenai faktor dalam aspek WAC yang mempengaruhi perubahan biaya konstruksi green building apabila dibandingkan dengan bangunan konvensional, dan seberapa besar perubahan yang disebabkan oleh aspek tersebut. Dari penelitian ini diperoleh pengaruh biaya akibat penerapan WAC sebesar 1,75% dari nilai kontraknya.

The phenomenon of global warming, making the stability of water balance distrubed and development concepts such as green building is one of the effort to maintain the sustainability of water. Therefore, the authors choose the effect of water conservation (WAC) aspects related to construction cost of green building in order to provide information about the factors of water conservation aspect which influence changes of green building construction costs compared to conventional buildings, and how much it changes. "Tata letak memiliki perannya sendiri dalam keberhasilan pencahayaan dan ventilasi alami yang berhubungan dengan konsep green, dalam hal pengurangan energi untuk alat penerangan dan AC di dalam rumah. Tidak hanya pada tata letak ruang dalam rumah saja yang menentukan keberhasilan pencahayaan dan ventilasi alami ini, tetapi juga harus didukung oleh tata letak perumahan itu sendiri. Pada studi kasus pada perumahan Greenland Forest Park yang dikembangkan oleh PT. Relife Reality yang mengedepankan Green Development serta panghargaan Green Property Award tahun 2010, tata letak atau perumahannya sebagian besar tidak jauh berbeda dengan perumahan-perumahan pada umumnya yang mengakibatkan pencahayaan dan ventilasi alami optimal pada sebagian kelompok rumah dan kurang optimal pada sebagian yang lain.

Layout has its own role in the successful of natural lighting and ventilation related to the green concept, in terms of energy reduction for lighting and air conditioning equipment in the house. Not only on the the layout room in the house alone that determines the success of the natural lighting and ventilation, but also must be supported by the Housing layout itself. In the case study on Greenland Forest Park residence which is developed by PT. Relife Reality that prioritaze Green Development and recieve Green Property Award in 2010, the housing layout is not much different from most of the estates in general, resulting in optimal natural lighting and ventilation in most group homes and less than optimal in some others."

Efficient energy management offers a cost-effective opportunity for both industrialized and developing nations to limit the enormous financial and environmental costs associated with burning fossil fuels. "Konsep Healthy Building merupakan generasi selanjutnya dari Green Building, dimana konsep yang tidak hanya mencakup tanggung jawab terhadap dampak lingkungan, namun juga kesehatan dan kinerja penghuninya. Namun, konsep ini masih belum banyak diterapkan terutama di Indonesia karena persepsi bahwa terdapat peningkatan biaya yang lebih besar jika dibandingkan dengan bangunan konvensional ataupun Green Building. Penelitian ini bertujuan untuk meningkatkan desain eksisting berupa rancangan Green Building untuk mewujudkan konsep Healthy Building dengan mempertimbangkan nilai ekonomi bangunan. Studi kasus, analisis life-cycle-cost dan analisis benefit-cost ratio dilakukan untuk mencapai tujuan penelitian. Hasil penelitian menunjukkan bahwa peningkatan Green Building ke Healthy Building dapat dilakuakan dengan peningkatan desain kualitas udara dalam ruang, kelembaban udara dan penerapan pengendalian hama terpadu. Healthy Building membutuhkan tambahan biaya investasi sebesar 1,44% dari Green Building dan 9,02% dari bangunan konvensional. Namun dapat memberikan nilai B/C ratio sebesar 4,29 dari bangunan konvensional dan 7,08 dari Green Building.

The Healthy Building concept is the next generation of Green Building, where the concept includes not only responsibility for environmental impacts, but also the health and performance of its occupants. However, this concept is still not widely applied, especially in Indonesia due to the perception that there is a greater increase in costs when compared to conventional buildings or Green Buildings. This study aims to improve the existing design in the form of a Green Building design to actualize the Healthy Building concept by considering the economic value of the building. Case studies, life-cycle-cost analysis and benefit-cost ratio analysis were carried out to achieve the research objectives. The results showed that the improvement of Green Building to Healthy Building can be done by improving the design of indoor air quality, air humidity and the application of integrated pest management. Healthy Building requires additional investment costs of 1.44% of Green Buildings and 9.02% of conventional buildings. However, it can provide a B/C ratio value of 4.29 from conventional buildings and 7.08 from Green Building."
